Then compare the included work and open decisions alongside the total. A lower number is not a useful comparison if the proposals cover different projects.

For a kitchen, note appliance choices and how storage and work areas should function. For a bathroom, describe entry preferences, storage, lighting and fixtures you want to keep or change. For a whole-home project, identify which rooms depend on one another so phasing can be discussed honestly.
Photographs help explain your goals but do not reveal every condition behind a wall or under a floor. Mark an unknown as an unknown rather than an assumed inclusion.
2. Compare the same scope, not just the totals
Ask each contractor to clarify the same rows. Record included, excluded, allowance or unresolved, followed by the actual details. For an allowance, note the amount and what it covers; it is not the same as a final selected-product price.

Ask for an explanation of important differences before deciding. The FTC’s home-improvement guidance recommends comparing written estimates that describe the work, materials, timing and price. This worksheet prepares the questions; it does not decide which contractor is right for your home.

3. Confirm the permit path before committing to the work
Write down who will confirm requirements for your exact scope, coordinate any necessary documents and inspections, and explain those responsibilities in the proposal. Start with the City of Plano’s residential-permit resources and our Plano kitchen-and-bath permit planning guide.
Use the city responsible for your property’s jurisdiction. A Plano resource is not approval for a Frisco or Dallas project. No checklist can determine requirements for a specific home without its actual scope and current local guidance.
4. Use project examples to explain your preferences

A photograph is a conversation starter, not proof that the same design will fit your house or cost the same amount. Existing conditions and the selected scope still need review.
Common planning questions
Must I select every finish before the first conversation?
No. Bring your priorities, what you want to retain, and decisions already made. Identify open selections so the proposal distinguishes an allowance from a specified product.
What if two quotes are far apart?
Check whether they price the same work, specifications, responsibilities and exclusions. Ask for written clarification before comparing totals again.
Does this planner provide an instant price?
No. It organizes a project brief. A project-specific proposal still requires review of the scope and existing conditions.
Can I use the checklist without requesting a consultation?
Yes. The checklist is available to read and use without submitting contact information. A consultation is optional.
